Yes, I live in Anaheim Hills and it is a great place to live.  I have lots of family here that live in the local community and so we all get together often.  In addition to having lots of family we have friends that are close by.

There is lots to do here with many local parks, hiking trails, mountain bike trails and even a small zoo.  There are a couple of movie theaters, a library, a golf course with a driving range and a nature center.

If you want to eat out there are restaurants for almost every taste, from sushi to Mexican, to American, from big chains to the small eateries.

Anaheim Hills has lots to do, has a great community and is a wonderful place to live.

Real Estate & Social Media In Orange County

I went to the #REBCOC at the Blue Beet in Orange County and the place was full. Looking at the session board that was full of great topics, I knew it would be a great day; Twitter, video, blogging, SEO, WordPress, Facebook, and just about anything you can think of around social media 2.0. Here is a recap and the major take-aways of the day.

The opening keynote was done by Jim Marks who did a fantastic job, even with a few broken ribs; something about a wench, some rope and a bunch of guys, but no, really it was from a sailing accident. If I had to break down what he said into one word it would be – CONVERSATION.

Went to a session on WordPress led by Eric Stegeman who went over the basics of WordPress.com versus WordPress.org. In a nut shell – .com is easy but less control and .org is hard but lots of control. The class was only an hour and he could have done a couple of hours on each. This blog is run on wordpress.org so I must have learned a few things.

The next session was on video and what is happening with it on the internet. Video is big! The two guys leading this were Morgan Brown and Derek Overbey. Video is a great way to create content and get it up quick. Your video does not have to be polished and perfect but it should communicate a point of view and provide value. I am going to get a FLIP camera for sure.

There was a break for lunch, had pizza and if you follow me on Twitter, you might already know this (a little twitter humor). Now to session three, this was on SEO and was kicked off by Jim Marks and a person from Zillow (I did not get his name – email me and I will edit). There are two ways to get SEO traffic, either on-site (content on your blog) or off-site (links). A lot of jargon was tossed at this session – longtail, shortail, llink-backs, permalinks, google-juice, i-frames, and this list goes on. I could use a lot more time in learning about SEO.

After this I had to leave the event although there were two more sessions to follow. I learned a lot and still could spend many more hours on almost every topic that was put up on the board at #REBOCOC. There was a lot of knowledge given out and it was given absolutely free. Nothing was sold, no tapes, no web-sites, no books, nothing. If you want to learn more about real estate and social media I would suggest you attend the next Real Estate Barcamp and be ready to get social.

Today I looked at some old homes in Santa Ana, California. This house was built in 1883 but this is not the original location. It was moved to the French Park section of Santa Ana in 1987.

Just received the virtual tour of my new listing in Buena Park and it came out looking great. I would recommend this company, Orange County Virtual Tours, to any agent that has a listing in Orange County, CA. You can order the tour online and pay online as well. I ordered the tour and had the completed project in my in-box the next day along with an email giving me the links for the sites to where it had already been posted. The tour comes with photos, music and a very easy to use interface. Adding a tour to a listing is very easy.

The foreclosure market is bad, really bad. When a house is listed for $1 and it takes 19 day to find a buyer, that is a picture of how bad it really is. The house is a shell and there is the issue of back taxes but to be able to purchase a home that sold in 2006 for $65,000 is almost unbelievable. To get the full story click here.

How To Sell Your Home In Todays Market

If you are thinking about buying a new home but concerned you will not be able to sell your current home, there are many things you can do in order to help get your home sold. The first and most important thing to do is price your house correctly in today’s market.

How do you do this? Look at other homes in your neighborhood that have sold recently and this should give you an idea of the value of your home. You could use the Internet to do some research and find a value. A great way to find the true value of your home is to hire a local appraiser who will come out and give you an appraisal for a small fee. A house that is priced in line with the market will sell, even in today’s economy.

Other things that you can do is hire a real estate agent. A good agent will market your home, add it to the MLS and put the listing up on several of the online sites so that your home has as many people looking at it as possible. Having your home on the Internet is not enough. The quality of the pictures and possibly a virtual tour will bring in and hold more attention, so a professional photographer should be used. An agent can do other things to help as well: hold open houses, mail out fliers, drop brochures door to door along with other marketing tasks.

Another way to help sell your home is to have it looking like a model home. This is not that hard to do and will give your home emotional appeal. First, remove all the excess clutter, knick-knacks and personal photographs from the home. Rooms need to be furnished but any excess items that could be removed or stored in the garage should be moved (chairs, tables, beds, etc.). When someone comes to view the home have all lights on, windows open and blinds pulled back. The smell of a home is very important and lighting a few scented candles that are not too strong is a good idea.

Of course there are many other things you could do and your local bookstore has entire books on this subject. So when you find that home that is “just perfect”, don’t turn away because you think you won’t be able to sell your home, use these tips and your home will sell.
